The first place I offered the seller (or his agent) were idiots (no termite inspection, no termite repairs? really?). So today I went and offered on a better place in the same area.

Did you all know I was kinda raised on a farm?  Like, it wasn't a farm but it could have been (or a whole neighborhood- it is probably going that way*), and we had cows when I was growing up and hosss towards then end of my high school days.  Anyhow, those are some nice ass stalls is what I am getting at.

*this note took a weird turn, but basically I dislike most construction, especially the kind occurring in the rich ass conservative hell that is my hometown, though I didn't really live in town most of my life.  The town kinda came to us, or at least the richer residents of the town who wanted to live in the country, so they built mcmansions in neighborhoods right next to large farms, then complained about having fires or dogs barking or, well, they kinda just missed the fuck*ng point.  It will probably be my sisters and me deciding what happens to this property.  I don't know, I hate those mcmansions, but I don't know if living in Oklahoma is worth stopping them.  Hopefully my sister still there will want it, but I can't really picture her being super interested in that much land work.  It is pretty annoying.  Maybe she'll be with someone who digs it.**

**i wrote this, then deleted all of it cause it was too rambly, then wrote it again.  I actually cut down on the rambling, but obviously not enough.

If the property is in an area where the McMansions are going in then the property is probably worth a lot of money.

Yeah it is.  It has also been my granddads or moms since like 1962, so, idk, would be weird to sell.  I guess my sister would give me money to live there maybe?  I live on 1/8 or 1/6 of an acre- I asked my dad how much it would be in my hometown, he said 200k.  If you go with me being on 1/6 acres, he has 384 of those lots.  Which comes to 72 million dollars?  No, that doesn't seem right, but hey, maybe.  I'm sure the 200k is for a developed lot, so you get way less if sell to a developer...but Jesus.  Maybe I don't need a job. 

My grandad who originally bought the land always said land was the best investment, maybe his ideas will prove valuable to me.

Just so it doesn't seem like I am crazy rich (my parents do okay for sure), up until I was about 5 we burned trash or took it to a dump, our street was unpaved and, to this day, anytime there are strong winds (we are talking OK, so this happens a lot) they will lose power for days longer than the rest of the city, sometimes for like 5 days.  The mcmansion neighborhood next door has separate power though.

We also used to have this pool that had absolutely no uptake for at least 20 years.  One summer there was a huge snapping turtle living in there (I don't know if it was a snapping turtle, but it bit me.  I also got bit by one of those fake cotton mouth snakes and killed a 6 foot snake with a shovel- all before I was 8!).  Then they fixed it.

You can run, but you can't hide. The city is going to catch up to you eventually no matter where you go. Well maybe not where you're at. Y'all gonna run out of water before too long then you'll have plenty of wide open spaces when people start dying of thirst.

You can find some 50$ type properties in St Louis, too. Actually, I think maybe it is harder to find them not because of cost, but because the city government is really bad letting people buy properties. They do tax sales but there are a lot of complaints that they keep some properties on the back burner for long periods of time. Supposedly the idea is to try to assemble larger parcels. Goobers.

Hmmm, still waiting on the seller to sign the notice and get it to the escrow company. Don't know why he's slow-playing it and he has no legal reason to do so (within the 17 day contingencies period, action due to inspection results). Monday, shit will get real for him because I'm starting a path to mediation.

Lesson learned: my next offer (once this is cleared up) will have additional language that defines the time the seller has to sign and return a cancel notice filed prior to removal of contingencies.

Real estate is fun!

The guys I go in with on real estate allow very little sway on the cash to debt margins. We carry a revolver that could take town anything we could reasonably want, but our COGS equation doesn't allow weeks of ambiguity.
On a purely personal and not professional opinion one might file action ASAP to liberate money from escrow.
