weird embarrassment: my new roommate picked up my guitar to play it, noticed the weird buzz, tuned it, and it went away. What?? I know how to tune a guitar. What just happened?

It can really cost the same to renovate as to build a whole new house? I guess that's the part I have a hard time wrapping my mind around.
